Buying a property with a septic system or AWTS

Many acreage homes around Toowoomba aren't on sewer. Here is what to check before you sign.

  • Free to use, no obligation
  • Independent licensed providers do the work
  • Toowoomba Regional Council area
Not sure if your property is sewered? Check your rates notice for a sewerage charge, or ask Toowoomba Regional Council. If you are not connected to sewer, you will have an on-site system such as a septic tank or AWTS.

Checklist

  • What type of system is it? A septic tank with trenches, an AWTS, or a CED tank? See system types.
  • Approval records. Ask the seller for plumbing approval paperwork, or ask Toowoomba Regional Council what records exist.
  • Service history. For an AWTS, ask for recent service reports. Regular servicing is generally required.
  • Last pump-out. Ask when the tank was last pumped, and get a receipt if there is one.
  • Look at the disposal area. Soggy ground, smells or very lush patches can point to problems. See septic problems.
  • Get it inspected. A licensed provider can inspect the system before settlement so you know about repair costs up front. See the cost guide.
